Openness Calculation

The openness calculation is the IBC test determining whether a parking structure qualifies as open: openings on each tier must total at least 20% of the tier’s perimeter wall area, and their aggregate length must be at least 40% of the tier’s perimeter (IBC 406.5.2). In a parking facility:

Openness is the share of the perimeter wall left open, roughly the open area divided by the gross wall area. Enough of it and the garage ventilates and daylights itself; below the threshold it counts as enclosed and needs mechanical systems. Exact percentages vary by code. Illustrative.
  • Open classification eliminates mechanical ventilation and most sprinkler mandates in many jurisdictions, with large capital consequences.
