Parking as a Service (PaaS) is the idea of selling parking as an on-demand digital product, so drivers can find, reserve, pay for and enter a space through an app or connected platform instead of a gate ticket.
It borrows from mobility as a service, where trips across modes are planned and paid in one place. In practice PaaS combines several pieces: real-time availability, reservations, digital payment, plate-based or app-based access, and distribution through apps, navigation systems and aggregators. It is often delivered as software as a service by a technology provider working with the owner or operator.
What it enables
- Reservations that commit demand before the trip.
- Gateless and pay-by-plate entry and exit.
- Pricing that responds to demand. See dynamic pricing.
- Integration with fleets, employers and events.
What owners should watch
- Who owns the customer and the data when a platform sells the space.
- Fees and revenue shares charged by distribution channels.
- Accuracy of availability, since a reservation that cannot be honored costs a customer.
- Lock-in to a single platform or hardware vendor.
The Parkonomics view
Selling parking digitally is now table stakes. The strategic question for an owner is whether the platform works for the facility or the facility works for the platform.
