Monthly Parking

Monthly parking is an arrangement in which an individual or business pays a fixed fee each month for the right to park in a facility, either in any available space or in a designated one.

Monthly parkers give a garage steady, predictable revenue; transient parkers fill the gaps at higher hourly rates. Watching both curves lets an operator oversell permits safely and still keep room for visitors.

Monthly customers give a facility steady, predictable income, which owners and lenders value. In exchange, they usually pay less per day than a transient customer would. The balance between monthly and transient customers is one of the central decisions in running a facility.

Types of monthly parking

  • Unreserved. The customer may park in any available general space. Because not every monthly parker arrives every day, operators can sell more permits than spaces. See oversell.
  • Reserved. A specific space held for one customer, priced higher because it sits empty when that customer is away.
  • Restricted hours. Nights and weekends or daytime-only permits that fit around other demand.

Pricing and management

  • Price monthly permits against the transient revenue the same space could earn, not against neighboring monthly rates alone.
  • Track actual monthly occupancy to set a safe oversell ratio.
  • Use license plate recognition or credentials to manage access and spot permit sharing.

The Parkonomics view

Monthly parking buys stability at a discount. The best operators sell exactly as much of it as their transient demand allows, and no more.
